Buildium

Pros: Intuitive, Allows for files to be downloaded and easy search. Tenant portal is easy for payments and tasks.

Cons: I have to use another platform for tenants to do their own inspections, then save them and manually transfer to Buildium.
Buildium does not have an email address that remains in Buildium so multiple staff can use the same email. If a tenant responds to a blast email it only goes to the person's email address and does not show in the Buildium system unless you copy and paste into the system as a task or a log

Overall: Overall we have been using for just less thank 10 years and it has allowed us to be much more automated, thorough and give better service and get payments more timely and have ledgers up to date.

Pros: We have been using Buildium for 8+ years. It streamlines all of our processes from tenant screening, rent collection to work orders. I love the Resident Center in which our tenants can submit work orders, upload pictures and videos of issues, they can communicate through the system as well as pay their rent and view documents. It is phenomenal. We recently started using the reconciliation function which will save us so much time that we can then spend on growing our business. One thing I can attest to, is over the years, the improvements that were made based on feedback of users like us. It's hard to find a program that will evolve as an industry evolves to stay ahead of the learning curve.

Cons: My only con might be the fees that are beginning to roll out. For instance we started using the inspection reports but now there will be a charge. So we will create our own forms to use because the last thing we want is to add to our expenses of day to day operations. I don't like when companies are unable to sustain a function or partnership, and they start charging for things not once charged.

I would like to see more of a CRM aspect to Buildium and it would be perfect!

Overall: Overall we would highly recommend this program to anyone. It will help with streamlining all processes to save time and money in the long run. Highly recommend

Pros: I like all the integrations in one app for bookkeeping, leasing, memos, maintenance requests, billing etc.

Cons: I wish it could appear white labeled
Mobile App neeeeeeds work- not intuitive like on a laptop

I would add a Microsoft teams element to make it better for team communication and maybe add an invoice maker for contractors to bill.

Overall: Highly recommended. Could be a bit prettier but does the job well! I recommend to people all the time.

Pros: Buildium is easy to setup and use. I like the accounting features in Buildium better than some other accounting software products. I have been using Buildium since 2010 and I love it. We started on Buildium with couple of residential units. Today we manage huge portfolio of commercial real estate. I like the financial reports, EFT features to receive the rent as well electronic payments to vendors are huge time saving features.

Cons: It would be useful if it can create a bill based on an email attachment from a vendor.

Overall: This is central to my property management business. I manage multiple commercial properties, and my tenants love the ease of rent payment. I like the reporting part of it.

Pros: For the most part it’s user friendly, easy to navigate & communicate with tenants. I love the templates & ease of running reports.

Cons: When reviewing inspection reports auto uploaded from HappyCo, if you click on the picture to enlarge it, it will not let you get back to the report or X out of it. You’ll have to use the back arrow & start back at the beginning where the home was pulled up & go through the steps all over again. If you hit the X at the browser, it kicks you out & you have to log in again.

Overall: So far everything is good with it, just reviewing pics off the inspection reports could use updating. I’m pretty satisfied, otherwise.

Pros: Buildium has adapted and added features and integrations that have been very helpful. The customer service has always been excellent.

Cons: I would really like the Task system to be updated to be able to track time so in house maintenance can track for billing

Overall: I have been very happy with the product overall and would not consider changing to another software.

Pros: Support team is responsive and helpful. The software itself is easy to use and makes maintenance requests, rent collection and tenant communications a breeze. Buildium Academy courses and articles were especially helpful to get our company up and running.

Cons: There could be additional customization options and functionality for email and website.

Overall: For a small property management company like ours, Buildium offers all the tools we need to be responsive to our tenants and conduct our business. I really can't say enough about how they made onboarding easy and continue to provide support when we run into new situations.

Pros: It's easy to set up as a "user" with one property unit managed by CornerStone, some of the Co-owners in our community could own more units.

Cons: I'm both a user and also a team member of the Board of Directors with our marina and manage feedback from our BOD. The community that CornerStone manages has 12 Associations and some Co-owners have a Condo or Cottage plus a Marina Slip. When the Co-owners send a request into Buildium they are sometimes sending into the wrong account. For example: Co-owner sets up account with CornerStone and owns 2 units; Condo and Boat Slip. They are sending a Condo repair request into their Marina account because they didn't set up an account for the Condo, they thunk it goes into one "bucket".

Overall: It would be helpful if the Co-owner has "one login" credential then their home page shows both units, multiple units, etc. They can "check a box" for the unit they need to send a request through so it's tracked correctly per Association.

Pros: I have been using Buildium for over 10 years and it is user friendly and keeps thorough records and offers many user options. I am not very tech savvy and the system is fairly easy to understand.

Cons: I have had difficulty with my Rental Listings to properly sync to the search websites in a timely manner. It seems to take multiple calls to customer service for one of the representatives to finally figure out the issue and get it right.

Overall: Overall the system is great, user friendly and customer service is good. I have recommended Buildium to other agents.

Pros: You can either look at charges by date or by account. You can keep up with tenants' insurance fairly easy. The report is easy to follow.

Cons: On screens like Rent Roll you can't hit enter to go into a tenant's account. There is not a report to look up accounting charges.

Overall: Buildium is easy to work with. The security features work well. Most reports are easy to access and follow.

Pros: Great customer service. They are patient for the most part and knows the product well enough to get your issues resolved on the first call, easy to use app.

Cons: Hard to get a hold of the beginning of every month and the app does not have all the features yet hopefully soon.

Overall: Will recommend. Overall great app and reasonable price. Makes running the business less stressful

Pros: I was brand new to property management and had no idea where to begin. Buildium's platform made it so easy for me to learn the "computer end" of things while also learning to navigate all of the OTHER aspects of PM. The best part was the tireless support of Buildium's customer service staff. I probably called 10 times a day those first two years, and I was greeted with a happy voice - and answers! - every single time. I love Buildium's willingness to entertain ideas for things we'd like to see added or changed.

Cons: I appreciate the things that growth brings but also miss some of that "small company" feel that we experienced in the beginning.

Overall: I think Buildium was the best decision for me as a brand new and very small property manager. I have been very pleased from the very first day!

Pros: It is good to have a platform that provides different kinds of information and covers more than one perspective. This business has a financial side and an operating side and Buildium covers both.

Cons: As there are different models of business sometimes the design of some stages does not exactly match our needs. It can be positive or negative. Positive is because it can adapt, and negative is because some options are not needed.

Overall: In our case is very helpful. Having a good feedback is important because this way it can keep improving over time

Pros: Owner requests for maintenance, general and Architectural are fairly straightforward. Violations are a separate function and are generally easy to use. Accounting features are a strong point. Auto pay is a good feature.

Cons: Many features have shortcomings that make following our existing policies and rules difficult. Product lacks the flexibility to accommodate our needs resulting in complicated work arounds. Other items such as inability to capture all emails sent and received with staff, inability to attach photos to violation emails, problems with text announcements, extra fees for epay (which was NOT part of their marketing and which essentially doubled the cost), just to name a few. Not enough space to list them all.

Overall: For a product that has been around for 20 years, I would have expected fewer operational headaches. Product is in my opinion poorly set up. Settings are in many places and difficult to find, menus are not user friendly, and are not consistent making navigation unnecessarily difficult for admin. If it were not for the full immersion into their accounting system (which IS a good feature) and which would be very time consuming and labor intensive to change, we would likely look elsewhere for a property management tool.

Pros: Great assistance with signing up. System is fairly simple. Really enjoyed the Buildium Academy. A big help!

Cons: Have not found a con yet. If i did need to point one out i would say response time from support.

Overall: It has been smooth and easy so far with inputting and setting the system up. We are first time property managers and this system has taken a difficult task and made it simpler.

Pros: Love Buildium and how easy it is to use the program. Each month I can review our projected budget, monthly income and who 's late with payments. There are so many more items I use each day.

Cons: It would be nice to be able to talk to a live person.

Overall: Buildium is a great company that has helped out HOA run on our own. I enjoy being able to learn new things daily

Pros: It's easy to use and very user friendly! Their customer service is great, the price is great. I learned it all in a week or so for the basics.

Cons: I wish the app worked better on my phone. Other than that not much.

Overall: I would highly recommend, I've been using it for years and don't know where I would be without Buidium.

Pros: I love how there is a website to use as well as a mobile version! I like how the website and the app are organized.

Cons: The app could be easier to navigate, I struggle to find my tasks and update them.

Overall: We use Buildium for property management for our rent houses and have been using Buildium for almost a year.

Pros: Good value, more and more integrations, many features, scales as the company builds, was willing to take on a 40 door company at startup.

Cons: Owners struggle with reports and being able to see scanned in invoices, doesn’t report screening denials to applicants.

Overall: Positive experience with room for improvement, the integrations are amazing and a huge plus, the built in screening works well too.

Pros: Buildium is very user friendly! But the most important thing I love about Buildium is the customer service! When you call Buildium you actually get to a real person to help with whatever you might need help with! I love all the webinars they produce as well!

Cons: Can't really think of any cons. Everything about Buildium is easy.

Overall: Great Platform and Above and Beyond Customer Service! There are many different companies out there to use and none of them come close to the excellence that Buildium is.
