Abstract

The present invention relates to a real estate asset securitization digital securities trading system that issues and lists asset-backed securities for real estate on a blockchain network, thereby enabling transactions in real estate with a small amount of investment capital. The real estate asset securitization digital securities trading system according to the present invention includes: a DABS listing server that issues and lists digital asset-backed securities (DABS) for real estate on a blockchain network; a DABS trading server that is connected to the DABS listing server through the blockchain network and provides a trading service that enables trading in the digital asset-backed securities; and a DABS user device that is connected to the DABS listing server and the DABS trading server through the blockchain network and purchases or sells the digital asset-backed securities through the DABS trading server.

Description

A digital securities trading system for real estate asset securitization.

The present invention relates to a real estate asset securitization digital securities trading system, and more specifically, to a real estate asset securitization digital securities trading system that issues and lists asset securitization securities for real estate on a blockchain network, thereby enabling transactions in real estate with a small amount of investment.

Traditionally, tangible assets like real estate could be owned by a single owner or by a small number of people based on shared ownership. Furthermore, ownership of tangible assets like real estate was transferred through a brokerage firm, through a copy of the real estate register, which meant transactions were inherently limited.

Furthermore, high-value real estate transactions were only available to a select few wealthy individuals, limiting investment opportunities for ordinary investors who could not afford the high costs. While real estate funds and REITs have recently made it possible to invest in high-value real estate assets, these systems also involve complex systems involving trustees, asset management companies, and sales companies, resulting in high operating costs. Therefore, there is an urgent need for a method that allows for investment in real estate with small amounts by allocating real estate based on blockchain, and that allows for safe and efficient transactions by issuing digital securities for real estate allocations.

The technical challenge that the present invention seeks to solve is to provide a real estate asset securitization digital securities trading system that issues and lists asset-backed securities for real estate on a blockchain network, thereby enabling transactions in real estate with a small amount of investment capital.

In order to solve the aforementioned technical problem, the present invention provides a digital securities trading system for real estate asset securitization, including: a DABS listing server that issues and lists digital asset-backed securities (DABS) for real estate on a blockchain network; a DABS trading server that is connected to the DABS listing server through the blockchain network and provides a trading service for trading the digital asset-backed securities; and a DABS user device that is connected to the DABS listing server and the DABS trading server through the blockchain network and buys or sells the digital asset-backed securities through the DABS trading server.

And in the present invention, it is preferable that the blockchain network includes a plurality of blocks and verification nodes.

According to the present invention's real estate asset securitization digital securities trading system, profits can be expected by investing in expensive real estate with a small amount of investment capital, and there is an advantage in that investments and transactions in real estate can be carried out in a simple and safe manner compared to complex and cumbersome real estate transactions.

In addition, according to the real estate asset securitization digital securities trading system of the present invention, owners of real estate asset securitization digital securities can expect regular dividend income from rental and operating profits generated from real estate, and it is operated safely and transparently due to the security technology characteristics of blockchain.

Hereinafter, specific embodiments of the present invention will be described in detail with reference to the attached drawings.

The digital securities trading system (1) for securitizing real estate assets according to the present embodiment comprises, as illustrated in FIG. 1, a blockchain network (100), a DABS listing server (200), a DABS transaction server (300), and a DABS user device (400). In the embodiment, "real estate" refers to a building that has already been constructed and registered for preservation, meaning that it is already constructed, in use, and subject to transaction. Such real estate requires a very large purchase price, making it difficult to invest in. Of course, real estate that has been completed through real estate development work is also included in this real estate.

Therefore, the real estate asset securitization digital securities trading system (1) according to this embodiment performs asset securitization work on real estate and makes transactions very easy even with a small investment amount.

In this embodiment, the DABS listing server (200) utilizes blockchain technology to ensure security and enable accurate and safe securities listing.

And, in order to perform the DABS generation, listing and delisting functions, a recommendation server (500) and a value evaluation device (600) may be connected and installed in the DABS listing server (200) as shown in Fig. 1.

Next, the DABS transaction server (300) is a component that provides a transaction service that enables trading of digital asset securitized securities, as illustrated in FIG. 1, and is connected to the DABS listing server (200) via the blockchain network (100). That is, the DABS transaction server (300) provides a transaction service on the blockchain network (100) so that DABS securities listed by the DABS listing server (200) can be freely and safely bought and sold by a DABS user device (400).

In this embodiment, it is desirable that the DABS transaction server (300) utilizes blockchain technology to maintain security for the DABS transaction process and transaction results, and to ensure safe and accurate transactions.

Next, as illustrated in FIG. 1, the DABS user device (400) is a component that is connected to the DABS listing server (200) and the DABS transaction server (300) through the blockchain network (100), and purchases or sells the digital asset securitization securities through the DABS transaction server (300). That is, the DABS user device (400) may be configured as a mobile communication device (Mobile Device) owned by the user, such as a cell phone, and connects to the blockchain network (100) to access the transaction system provided by the DABS transaction server (300) to perform a purchase or sale operation for the DABS securities.

Below, the process of listing and delisting DABS through the aforementioned real estate asset liquidity digital securities trading system (1) is explained.

First, the process of issuing and listing DABS for real estate using the DABS listing server (200) will be described with reference to FIG. 4. The DABS listing server (200) may be installed and connected to a recommendation server (500), as illustrated in FIG. 2. The DABS listing server (200) then selects properties to be listed based on investor interest in the recommended real estate. The investment amount for issuing DABS for the selected properties is determined based on the valuation results of the valuation device (600) (S120). The valuation agency provides objective valuation results through a business feasibility and financial structure analysis of the relevant real estate.

At this time, the value assessment device (600) is preferably composed of two or more value assessment agencies (610 to 640), as illustrated in FIG. 3, and each value assessment agency (610 to 640) independently provides value assessment result information on the listed real estate. In the present embodiment, if the recommendation server (500) is the same as the value assessment agency, the corresponding value evaluation agency is excluded from the value assessment device (600) in this step (S120).

And in this embodiment, the value appraisal agency (600) may be an appraisal corporation or the Department of Real Estate at Konkuk University.

Next, as illustrated in Figure 4, a step (S130) for issuing DABS securities is performed. In this step (S130), a value assessment is performed on the physical real estate recommended in the previous step (S110), and the DABS price for the physical real estate is determined and issued based on the results of the valuation.

Next, the public offering process for the DABS securities issued in the previous step (S130) is carried out (S140). In this step (S140), investors for real estate are attracted through a public offering of securities.

Next, as illustrated in Figure 4, the DABS securities that underwent the public offering process in the previous step (S140) are listed on the DABS trading server (300) (S150). The DABS securities listed in this manner can be freely traded via the DABS user device (400).

In the transaction process by the DABS user device (400), a transparent service is operated. As illustrated in FIG. 6, the securities transaction system (1) according to the present embodiment transparently manages transaction records by linking with multiple securities company servers, which are account management institutions (2), and the Korea Deposit Insurance Corporation server, which is an electronic registration institution (3).

Specifically, as illustrated in FIG. 7, when a transaction record management request (S310) is made in the securities trading system (1) according to the present embodiment, the account management institution (2) inputs the customer account and electronically registers the revenue securities (S320). Furthermore, the Korea Securities Depository, an electronic registration institution (3), transparently and safely manages the revenue securities registered by the account management institution (S330).

Next, the process of delisting the listed DABS securities will be described with reference to Figure 5. This delisting process is also carried out by the DABS listing server (200).

First, the DABS securities delisting process begins with the sale of the physical real estate associated with the DABS securities listed on the DABS trading server (300) (S210). In other words, negotiations for the sale of the listed physical real estate take place, and a sale decision is made.

Next, as illustrated in Figure 5, the balance payment process for the purchaser of the physical property proceeds (S220). Once the balance payment for the physical property to be sold is completed, the transfer registration for the property is completed, and the rights are changed.

Next, as illustrated in Figure 5, the DABS securities delisting step (S230) is performed. That is, after the transfer of ownership registration is completed, profits are distributed to investors who invested during the initial DABS securities offering or currently own DABS securities, and the listed DABS securities are delisted.
