Abstract

The present invention relates to a prefabricated modular building panel comprising an outer leaf consisting of a layer of cementitious material such as pre-cast concrete, an insulation layer 203 disposed adjacent to the outer leaf 201, an air cavity 202 formed between the outer leaf 201 and the insulation layer 203, and an inner leaf consisting a metal frame placed adjacent to and in contact with the insulation layer 203. A weep vent 209 is casted into the base of the outer leaf to facilitate vertical drainage. The metal frame further comprises a top plate and bottom plate disposed parallelly to the top plate. The top plate and the bottom plate is interconnected by a plurality of vertically extending metal studs 207. Further, an air and vapour control layer 205 is disposed between the metal studs 207 and the insulation layer 203. A fastening means attaches the outer leaf 201, the insulation layer 203, and the air and vapour control layer 205 to the inner leaf. At least one plasterboard 208 is placed adjacent to and in contact with the inner leaf. The plasterboard 208 is fastened to the metal studs 207.
