What is DoorLoop:

DoorLoop is a property management solution that enables property managers to manage the operational and financial facets of their businesses. Users have access to tools for accounting, managing maintenance requests, and producing a range of reports. As a cloud-based app, DoorLoop gives property managers helpful tools while in or out of the office.

Why we like DoorLoop:

DoorLoop shines with users across all categories, but it glows the brightest when it comes to customer support, where it scores a 4.9 out of 5. It also earns a 4.7 out of 5 for functionality, which is no surprise given the fact it provides a rent tracking feature you can use to make decisions regarding how much to charge for your rentals. DoorLoop's ease of use score of 4.7 is likely buoyed by its API, which makes it simple to integrate its data into other applications. DoorLoop also wins in the property management software category, earning the highest ranking among comparable solutions.

Who should use DoorLoop:

DoorLoop is best fit for small businesses and individuals who specialize in property or rental management. The fact that 88% of verified reviewers have between one and 10 employees speaks to DoorLoop's effectiveness for small businesses. DoorLoop is also a good choice for those who want to consolidate multiple property management functions into a single app.

Our Analysis of DoorLoop's Pricing Plans

Choosing the right property management software for your business can be a daunting task, especially when it comes to understanding the various pricing plans available. To help simplify the process, we've taken a deep dive into DoorLoop's pricing structure and broken down the key features and benefits of each plan. Whether you're a small property manager just starting out or a larger enterprise looking for advanced functionality, DoorLoop of...

fers three distinct pricing tiers designed to cater to your specific needs: the Starter Plan, the Pro Plan, and the Premium Plan. In this article, we'll explore the ins and outs of each plan, empowering you to make the best decision for your property management business. **Starter Plan** The Starter Plan is the entry-level offering from DoorLoop for property managers just starting out or those with a small portfolio. At $59 per month (billed annually) or $69 per month (billed monthly) for up to 20 units, this plan provides essential features such as online rent and fee payments, tenant portal, maintenance management, and basic accounting and reporting. **Pros:** - **Affordable:** The Starter Plan offers a cost-effective solution for property managers with limited budgets. - **Essential features:** Despite being the entry-level plan, it includes crucial functionalities such as rental applications, lease management, and SMS communication. - **Scalable:** You can use the Starter Plan for up to 160 units, leaving plenty of room for growth. **Cons:** - **Limited support:** While email and chat support are available, as well as access to the Help Center, phone and Zoom support are not included in this plan. - **Additional fees:** Some features, such as e-signature, come with extra costs. - **Restricted customization:** Advanced customizable dashboards and API access are not available in the Starter Plan. **Pro Plan** The Pro Plan, priced at $119 per month (billed annually) or $139 per month (billed monthly) for up to 20 units, is the most popular choice among DoorLoop users. It builds upon the Starter Plan's features, adding advanced accounting and reporting, live bank connect, QuickBooks online sync, and more. **Pros:** - **Comprehensive feature set:** The Pro Plan offers a wide array of features to streamline property management tasks, as well as more advanced financial tools. - **Enhanced support:** In addition to email and chat, this plan includes phone and Zoom support for more personalized assistance. -**Listings integration:** Allows you to list your properties on platforms such as Zillow, Dwellsy, Trulia, and HotPads. **Cons:** - **Higher cost:** The Pro Plan is more expensive than the Starter Plan, which may not be suitable for smaller property management businesses. - **Some additional fees:** While reduced compared to the Starter Plan, certain features like eSignature and ACH payments still incur extra costs. - **Limited users:** The Pro Plan does not include unlimited additional users, which may be a drawback for larger teams. **Premium Plan** The Premium Plan is the top-tier offering from DoorLoop, designed for property managers with extensive needs and larger portfolios. At $169 per month (billed annually) or $199 per month (billed monthly) for up to 20 units, this plan includes all features from the Pro Plan, along with VIP priority support, free e-signatures, API access, and more. **Pros:** - **All-inclusive:** The Premium Plan offers the most comprehensive set of features, support options, and integrations. - **Free add-ons:** Many features that incur additional fees in lower-tier plans, such as e-signatures and incoming ACH payments, are included at no extra cost. - **Unlimited users and storage:** This plan supports an unlimited number of additional users and provides unlimited data storage, making it ideal for larger teams and data-intensive operations. **Cons:** - **Highest cost:** The Premium Plan is the most expensive option, which may not be feasible for smaller property management businesses. - **Potential underuse of features:** Some users may find the extensive feature set unnecessary for their specific needs. - **Merchant application fee:** While most additional fees are waived, the Premium Plan still requires a merchant application fee. **Conclusion** After analyzing DoorLoop's pricing plans, it's evident that they provide scalable solutions designed to accommodate property management businesses of various sizes and complexities. - **For small or growing property management companies:** The Starter Plan offers an affordable entry point with essential features such as online payments, tenant portals, and maintenance management. However, as the portfolio expands, the limitations of this plan may become apparent. The Pro Plan provides a more comprehensive feature set, including advanced accounting, integrations, and enhanced support, making it a better fit for businesses with increasing needs. - **For established or enterprise-level property management firms:** The Premium Plan delivers the most value, particularly for those managing a large number of units and requiring advanced functionality. The inclusion of priority support, free eSignatures, custom convenience fees, and API access can significantly streamline operations and justify the higher monthly cost. When selecting a plan, property management companies should carefully consider their current portfolio size, growth projections, feature requirements, and budget. By aligning these factors with the appropriate pricing tier, businesses can optimize their operational efficiency, tenant satisfaction, and financial performance. It's crucial to choose a plan that not only addresses immediate needs but also supports future growth and scalability.

I have tried several property management softwares, and I have found Doorloop to be the most intuitive and easiest to use. Their customer service and training are patient and top notch, and they are not stagnant they are focused on using AI to advance the software for their customers. I self-manage 75+ units and it would be chaos without doorloop.

Also, I love the text notifications, especially when there is a freeze or emergency announcement, I can contact all my tenants very quickly. Also, the app stays logged in, so I can input rent collection as I receive it in any form.
Cons:
None, their might have been a few early on, but they are great at evolving with enough feedback from users, their customer service is very responsive which helps with learning curves and issues if there are any.

Pros:
Customer Support, Ease of Use, Payment processing, Rent Collection. Doorloop sets up various zoom meetings prior to going live where they walk you through the software. If you have any questions, you shoot them an email or ask their AI assistant Gary, who has also been a great help if you need to learn how to access or do something. They are ready available any time you need them. Best service ever.
Cons:
When entering a bill it would be easier if the tab button was active to be able to go to the next box verses using the mouse. :)

Reasons for switching to DoorLoop

Because Appfolio's customer service is the absolute worst I have ever experienced. Especially, for the price. We had been with them since 2016. They lost a good customer because of the lack of service when needed.

Pros:
As a new property manager since November 2024, managing 35 single-family homes, I’ve found DoorLoop to be incredibly helpful—but what truly stands out is the ability to book bookkeeping sessions with [sensitive content hidden]. Accounting can be tedious or confusing at times, but booking 50 minutes with [sensitive content hidden] for just $99 is an absolute game-changer. We get so much accomplished in each session, and I walk away having learned something new every time. He's become a regular part of my routine, and the support is not only affordable but invaluable.
Cons:
What I like least about DoorLoop is that their chat support isn’t available in the evenings. I do most of my accounting at night since my days are spent in the field with clients, owners, and tenants.

Reasons for choosing DoorLoop

I had only a few doors at the time which impacted my decision, as well as the cost.

Nickle & Dime galore - not worth the money

2

I strongly advise against using DoorLoop for your property management needs. Initially, the salesperson convinced me to pay for a full year in advance, as I often do with services. However, the experience quickly deteriorated. The trainers, working from home, frequently had poor internet connectivity, wasting half of the training sessions (one hour) on fixing their internet issues. The onboarding process was so cumbersome that I had to complete it myself after multiple failed attempts. Additionally, I was not informed about the extra fee for a merchant account needed for rent collection, which was a primary reason for choosing the software. After realizing the high cost, I discovered several other services offering more features at much lower prices. When I decided to cancel within 60 days of starting, I was denied a refund. Despite paying for a full year, I only used the service for less than 60 days, leaving me feeling unfairly treated. Based on my experience, I recommend seeking alternative property management solutions that provide better value and customer support.

The trainers, who work from home, frequently encountered poor internet connectivity, consuming half of the allotted training time (one hour) to resolve their issues. Reasons for choosing DoorLoop

honestly the look - I needed something simply for tenants

Reasons for switching to DoorLoop

After a highly disappointing experience with DoorLoop, I decided to switch to RentRedi, and it has been a game-changer for my property management needs. One month of using DoorLoop cost the same as an entire year with RentRedi, yet RentRedi offers significantly more services. With RentRedi, I receive a comprehensive suite of features that far surpass what DoorLoop provided, all at a fraction of the cost. The transition was smooth, and the support has been outstanding, making it clear that RentRedi values its customers and their success. I highly recommend RentRedi for anyone looking for a more affordable and efficient property management solution.

DoorLoop FAQs

  • What is DoorLoop used for?

DoorLoop is used to combine various elements of property management into a single, mobile, digital solution. For property managers that have more than one type of property, such as commercial and residential, DoorLoop prevents them from having to get multiple apps to manage their business.

  • How secure is DoorLoop?

DoorLoop uses encryption to protect user data. It also has strict access controls to limit the number of people allowed to see sensitive data. DoorLoop is a cloud-based application, so user and customer data could be exposed if an attacker managed to bypass the cloud provider's security protocols.

  • What are the benefits of DoorLoop?

DoorLoop's primary benefit is efficiency. Instead of having to go back and forth between multiple pages in a spreadsheet, you can see vital business data in a single dashboard. For instance, you can get charts and graphs reporting profits and losses, recent payments received, tenant requests, unpaid rents, occupancy rates, and rental applications still in process all on a single screen.

  • How do I contact DoorLoop customer service?

You can contact DoorLoop via phone, live chat, or email. DoorLoop's contact page allows you to submit a contact form and start chatting in real-time while also providing a toll-free number, one for the United States, the U.K., and Israel.

  • How do I create a DoorLoop account?

You can create a DoorLoop account by downloading their mobile app and signing up on your mobile device. You can then log in to your DoorLoop account on that device or any device connected to the internet via DoorLoop's website.
