  • She built a $1B business by alienating people on purpose. Today we hosted a panel with Holly Meyer Lucas 🍋 and Jonathan Spears. Holly runs Meyer Lucas Real Estate in Jupiter and Palm Beach. Her team sells over $100M annually. During the pandemic, every agent in her market moved in the same direction. Holly went the opposite way. She updated her Google Business Profile to show her business is female-owned and LGBTQ friendly. In Palm Beach County. "While everyone was leaning into the MAGA movement, I intentionally went the other direction. We had same-sex couples and women relocating to South Florida who found us because of that." Then she said this: "If you intentionally alienate a certain type of person, you gain the lion's share of a very specific audience." Most agents avoid taking a position because they want to appeal to everyone. Holly proved that wrong. When you try to be for everyone, you end up mattering to no one. She calls it "zigging when they're zagging." Here's how she explained it: "If I can sell to every person on my street, that's 70 homes. By saying this is the best street, I'm alienating all the others. But my street is going to love me for that." Strategic alienation isn't about excluding people from service. It's about making it clear who you're speaking to. The agents afraid to take a position think it limits their market.     "Social media is the most overrated thing in real estate right now. Not everyone should do it." That's Noble Black. $3 billion in career sales, top team in Manhattan and the Hamptons. Bold take from someone who's winning without loving it. Here's what he means: Social media works. The problem is the assumption that it works the same way for everyone. Noble's business runs on relationships and referrals built over decades. By the time a deal is on the table, Instagram was never in the room. For agents whose next client doesn't know them yet, social is a legitimate engine. The lesson isn't "avoid social media."   • 68% of real estate agents have tried AI. Only 17% say it's made a real difference. That gap is the problem Malte Kramer addressed during his keynote speech at Inman Connect this week, saying that, yes, AI works in real estate. But most agents are using it wrong. He called it the difference between AI slop and AI brilliance, and pointed out that the line between the two is thinner than most people think. "It comes down to knowing which tasks deserve full automation and which ones need a human in the loop." Low-stakes, data-driven work? Let AI run your lead qualification, appointment scheduling, and SEO optimization. Creative work that requires taste? AI can generate listing descriptions, social posts, newsletters and you curate. The quality of the output will depend entirely on the quality of the prompt and the human editing it. Client-facing, strategic work? That's yours. You do the negotiations, listing presentations, and relationship building. This is the work only you can do and with AI, you have more time to do it well.
