Elizabeth is able to walk through solid objects and is unable to pick up a phone and yet she is able to sit on the toilet seat and coffee table without sinking through it.

The sublet ad contains a lot of abbreviations. Such abbreviations are used because classified ads in newspapers are/were charged based on character count. It is weird, i.e. not in character, to use them in a bulletin board posting, because there is plenty of space available and you do not "get charged" extra for writing more letters.
