Imagine the most straight to DVD cinematography you can, combined with extreme over-editing to get around terrible acting performances. Throw in a complete lack of anything approaching a scare; $2 effects to make the eyes of a ghost nun glow; a completely nonsensical plot; and more shots of a sweaty lead awakening from a dream than has ever before been committed to film.
Now that you've imagined all of that, multiply it by twenty, and you have yourself an approximation of the true terribleness that is The Haunting of Borley Rectory.
Not good in any level. Fair play to Smith for constantly making films.

I try to find something good about every movie I watch, even if they're really bad. In this case however, and I do apologize to those who worked on it, I can't find anything good about it. I would rate it a 0, if it were possible.

Fat faced Brit who literally can't act gets messed up by spooks who arent even scary.
Looks like it was made for thirty cents.
No tension, no thrills, no scares.
Just bad filmmaking.
And horrible writing.
No special effects wither. It sucks.

This movie sucks. You will deeply regret the time you spent watching it. Really, you'd have much more fun visiting your dentist for a root canal. Everything is bad, the writing, the acting, the directing. A 5 year old could make a better horror film than this. I feel insulted being presented with this garbage. Do yourself a favor and avoid like the plague.

Watched it free on youtube last night (thank you V Horror Movies!) and I thought The Haunting of Hythe House was a great attempt at filmmaking. Not bad for a film that was shot in 3 days on zero budget. Luke Stevenson is great as Danny the Destroyer. Steven M. Smith has done it again with another great ghost story but around his targeted negative reviewers, luring them into an abandoned house by a jigsaw kind character and follows the rules by being in control's video project.

This was a fun horror movie. Great drama. It is the kind of movie you can't believe you are watching, and yet you have to see it through. Especially considering that I read reviews first before most movies. And how often it is said the good reviews must be from people associated with the film. Then I take a chance and a lot of movies had I taken poor reviewers advice would have missed. Give it a try, by 20 minute mark you will know if it's for you. I really enjoyed this. It's not Horror as much as an entertaining piece of work.
