I can only assume all the resoundingly positive reviews are by friends and family of the filmmakers.
The acting is remarkable. The script is incredible. And I mean that in the worst possible way.
It's an interesting concept: a modern take on Pride and Prejudice. However it falls down on so many levels. I'd totally recommend watching Pride and Prejudice (2005) instead.
The only decent thing in it is Tommy, who is funny and actually a great actor, comparatively.

A hilarious romp through the economics of love and real estate in New York's trendy West Village neighborhood! Samantha Simone is comic perfection as Liz Perry, the cash-strapped townhouse owner with a weakness for cupcakes and hot guys in skinny jeans, and Lee Tyler (George Barrow) is positively Darcy-esque as the arrogant real estate developer who tries to win her heart and buy her house. The two pint-size mafia guys (Joseph D'Onofrio and Al Linea) who lend George money to finance his hedgefunder Disneyland development project are completely over the top, and Jonas Barranca (Tommy Leroy) plays bad boy handyman Tommy Leroy with a laugh so comically maniacal that you want to love him despite his wicked ways. With a clever script, well-paced direction and eye-popping cinematography, Townhouse Confidential is the perfect rom com to watch this Valentine's Day!

Townhouse Confidential is a fun, well written and entertaining movie!! It is an absolute delight plus the "easter eggs" with nods to other classic movies make this enjoyable movie that much more enjoyable. The dialogue, the acting, the on location sets in the West Village of NYC contribute to a very fun experience. The characters are well developed, with the actors and actresses really leaning into their roles. The twists and turns along the way make sure to keep the audience guessing as to what will happen next and how will it all turn out. It's a great rom com to enjoy all year round and especially on Valentine's Day! Once you watch Townhouse Confidential you will want to watch it again and again.
I checked this movie out from the library because it looked like a cute little rom-com (even if not super high quality). Unfortunately I had to stop watching about 15 minutes in. The acting seemed forced and the dialogue sounded forced and unnatural. Even the microphones were low-quality and muffled some of the actors' lines.
15 minutes was more than enough time spent on this movie. Honestly, the best part was the music. It did a great job of cueing the audience to feel a certain way about each character as they were introduced.
If you're looking for a cookie cutter movie to have on as you're doing something, this probably isn't the worst choice. Just not a great way to spend an hour and a half.

Production Design worked really well, I'm sure it was a tough area of town to shoot in.
IDK I'm a sucker for modern adaptations of classic tales and I'm glad this one wasn't trying to SAY anything too much; just using that structure and pumping up the rom com aspects, you know?
Now how am I gonna afford one of those houses that they were living in...
